I grew up watching my mother do something extraordinary. In an era when Omani women rarely entered commerce, she was quietly assembling a real estate portfolio across Oman. She had instinct, patience, and an almost supernatural understanding of how land and community interact. Her portfolio outlasted oil booms, political shifts, and multiple market cycles.
🏛️ My Mother's Real Estate Legacy — The Foundation
Starting in the early 1980s, my mother began acquiring land in areas that became prime Muscat districts decades later. Without formal training, she built generational wealth through discipline, community trust, and conviction that Oman's land would always hold value.
⚠️ The London Loss: Overconfidence Meets a Credit Cycle
In 2005, I bought two residential investment properties in South East London at near-peak values with high LTV mortgages. The 2007–2008 crisis arrived and both fell into negative equity. I sold at 40%+ haircut in 2009. What I learned: Market timing arrogance is catastrophically expensive. Never confuse borrowed money with conviction.
⚠️ The Dubai Loss: Macro Risk Cannot Be Location-Proofed
In 2013–2014, at the height of Dubai's property revival, I invested in off-plan residential units. Then Brent crude collapsed. The developer delayed. Buyers withdrew. I sold at a 35% loss in 2017. What I learned: Geographic prestige does not insulate you from macro risk.
These losses are not footnotes. They are the core of my value. Every piece of analysis I produce is filtered through the lens of an investor who has personally lost capital at scale.
✅ Investing in Oman Again — With My Son
In 2022, I invested in Oman again — alongside my son as co-investor. We chose a Muscat Integrated Tourism Complex property after 18 months of research. Patient entry, conservative financing, a genuine 10-year horizon. Investing with my son, in the country my mother built her legacy in, is the most meaningful investment I have ever made.
